The Challenge

Building a high-end lakefront residence near Lake Travis means every design decision has to earn its place — architecturally, structurally, and aesthetically. The client envisioned a grand living space that didn't just overlook the water but felt inseparable from it. The challenge: deliver an interior with the scale and material complexity of a luxury estate while maintaining cohesion across ceiling systems, flooring, millwork, and lighting — all custom, none off the shelf.

Our Approach

Brothers Construction Group executed a full-scale custom interior build anchored by three signature elements. First, an exposed heavy-timber coffered ceiling system with skylight paneling — structural beams hand-selected for grain and finish, assembled to frame natural light as a design material. Second, a floor-to-ceiling steel-frame curtain wall that dissolves the boundary between the living room and the lake view beyond. Third, a tongue-and-groove wood ceiling treatment in the adjoining space, paired with recessed lighting and an arched window detail that adds warmth and contrast to the open volume. Wide-plank hardwood flooring runs continuous throughout, grounding the space without competing with the ceiling work above. Custom built-in shelving flanks a limestone fireplace surround, completing the room's anchor wall. Statement chandeliers — plural, varied, and deliberately mismatched in style — were coordinated and hung at precise heights to maintain visual rhythm across the large footprint.

The Result

A lakefront great room that photographs like a editorial spread and lives like a private retreat. The coffered ceiling draws the eye up while the steel curtain wall pulls it out toward the water — the two systems working in tension to make the space feel both monumental and grounded. Every material decision compounds: the warm tones of the timber, the neutral hardwood, the white limestone, the chrome and crystal lighting — nothing fights, everything contributes.
